What you need to know about the building project?
STAGE 1.
Enquiry
When you make an enquiry we will contact you organize a short meeting 30 minutes – 1 hour to meet you and see the premises you would like to refurbish/ convert. We are also having a chance to give you some document samples for similar projects to illustrate how we work and how the building process will evolve
STAGE 2
Architect and Structural Engineer services.
In most cases for loft conversions and extensions you are going to need a help of a specialist architect or structural engineer to make drawings and all the necessary calculations. You can also consult them about the design. We are arranging this for you
STAGE 3
Planning Permission
You will then need to apply for planning permission. In the meantime we can prepare our first draft estimation for you. Please refer to the Council websites for planning permission guidance. We usually work in the following areas:

STAGE 4
Party Wall Act
You will need to notify your neighbours about the job you are planning to do. Please have a look at Party Wall Act for guidance.
STAGE 5
Discussion and quotation.
Once you receive planning permission we are meeting to discuss the project in more detail we are also preparing a full quotation with the use of bespoke building estimating software: Easy Price Pro, current Spons Architects price book and years of expertise. This quotation will give you an indication breakdown of costs.
STAGE 6
Preparing an agreement.
Once you will familiarize yourself with the quotation we will prepare a very detailed agreement. In case you want us to be your project managers you will also receive a few schedules that will illustrate how the work is going to be organized.
STAGE 7
Final clarifications, agreeing a schedule, start of the project.
Once you are comfortable with all these documents and all the clarifications are made we can start the project and deliver everything on time and according to schedule and specification and you can simply watch how it is moving from one stage to another.
STAGE 8
Building process progression.
During the building process there are numerous stages that need to be signed off in accordance with Building Regulations. This can be done by the council inspector. You may also want to choose an independent inspector. Such practise has an advantage as it is not only a mere necessity – but it gives you a peace of mind that the build is conducted properly.
STAGE 9
Completion of the project.
Once we finalize the project you will receive all the necessary certificates (electrical, gas and safety) and the building inspector will be able to sign off the project as finished
